Real Homebuyers of Phoenix, AZ - KaRachel
It's been over three years now since we met Karen and her daughter Rachel at an open house. Karen and Rachel explained that they were looking to buy a starter home in West Phoenix for Karen. Karen had relocated to Arizona from Washington to be closer to her children. We talked for some time and immediately connected. At the time they lived together with their lovely dogs and Karen's pride and joy grandson, Angelo.
We began our search to find Karen a new home. The West Phoenix area location was their first choice, but they considered many other communities in order to find the right match based on their needs, wish list and budget. And then one day...a new listing came on the market. It was newly remodeled and in their desired location. We acted quickly and were the first to view it. Karen had to have it! It was move-in ready with the garage on the right-hand side :) Karen's "must have". We immediately put in an offer and after a little back and forth, we had a deal. They were ecstatic!
Karen was kind enough to write this wonderful testimonial after working with Team Crumbz, top real estate agents in Phoenix, AZ.
"Relocating from another state can often be stressful and nerve-racking. From the first time I met N’Marie I never looked for another agent. She listened to my needs, and never tried to push me in a direction I was not comfortable. She is very personable and knows the Arizona market well. From that first meeting to the close of my new home, N’Marie stayed focused on getting me exactly what I wanted. Whether you’re a local Arizonan looking to purchase, or relocating from out of state, I would highly recommend N’Marie as an excellent choice for success in the home search!" - Karen

Shortly after the purchase of their new home, we also found Karen's son his dream home!
Karen sent us this kindhearted letter of appreciation
"No words could ever convey my appreciation for your dedication to my child. We have spent the last three days moving the kids into their new home! We are all exhausted but in a wonderful way. The first night Bela spent there he sent me a text that said “Out swimming in my own pool. Victory!” As parents, I’m sure both of you can understand the joy that filled my heart with that text. The first house Bela’s dad and I ever bought was 3 bdrm/1 bath/900sq ft/ and I raised three kids there!!! The “Bales” (as we call them) are starting out at almost 2400 sq feet with a mother in law suite and 3 other bedrooms and bathrooms! Crazy, but wonderful.
There are just no words that could ever convey my appreciation for your dedication to my child. Tired, exhausted, and sore, but loving you all the while. And I know I speak for everyone. Can’t wait for the housewarming!!"
"YOU GUYS ROCK!!!"
Buying Second Home in Phoenix
Karen homeschools her grandson, Angelo. For several years Rachel had been making the drive between homes during her work week to accommodate Angelo's school schedule. She would drop her son off with grandma for school, head to work, then pick him up after work before heading home. Due to that fact, they made the decision that it would simplify their lives if they sold their respective homes and found a home for the three of them together!
As we continued talking I asked about their goals and must-haves. With their answers, I helped them gain clarity on the most up-to-date process of buying a home, their many options, and where we would begin! Looking for a new home is one of the most exciting and the most stressful time in life (even more so if you also have to sell and there are children involved.) I loved sharing my knowledge about the Arizona market, communities, locations, and informing them of what the process of buying and selling a home simultaneously would be like. Most importantly, letting them know that I would help them though every step to make the process as easy and enjoyable as possible.
The Home Search
Our Team believes in providing “service beyond the sale.” Working with our clients is about more than a closing a deal. It’s about guiding them through the major life event of buying or selling a home and negotiating the best outcome for them. As top real estate agents in Fountain Hills, Scottsdale, Paradise Valley, and Phoenix Metro Area, that's just what we were able to do.
Karen and Rachel were realistic buyers and knew exactly what they were looking for. They had been thinking about buying a home together for some time, so they were also eager and ready to buy. Among the must-haves was a home with three full bathrooms, a large backyard for their six dogs, a diving pool, and no HOA. They worried about finding a home with all their must-haves would be challenging.
Before we got involved, they had been looking at homes online and were considering compromising their wants. They were ready to settle for a home with 2 full and 1 half bath - where one bathroom would be shared, a backyard without a pool, but large enough to add one for an additional cost in the future, and a home with a pet friendly HOA. We told them, they don't need to settle! We wanted to make sure we found them a home that met as many of their must-haves as possible.
We reminded them of why they wanted three full baths, and how it would impact privacy as Angelo gets older. We educated them on the cost of owning a home with a pool and why we recommend a house that already has a pool. We also researched and discussed with them the maintenance cost for saltwater pool versus freshwater pool, pebble tech pool versus plaster pool, and in-ground pool cleaner versus hose cleaner.
We discussed the disadvantages of them buying in an HOA, even if it's pet-friendly. We explained to them that HOAs exist as a management system that maintains a certain standard for its homeowners. While an HOA offers service and certain amenities for an ongoing fee, it also generally requires homeowners to follow certain rules. Although HOAs are well intended for the betterment of the neighborhood, it can be an issue if you have pets. While pets are welcome in the Homeowners Association, most HOAs have pet policies where they only allow a certain number of dogs per household, and even have weight restrictions per dog. "A common problem is the 80-pound dog in an association with a 30-pound dog limit." Since Karen and Rachel have six dogs, they would be restricted on which homes they could purchase within the HOA limits. Therefore their ideal home would have no HOA.
Home Sweet Home in Peoria, Arizona
After many viewings and numerous maybes, we found the one! Among the homes for sale in Peoria, Arizona, this home immediately stood out to Karen and Rachel. A beautifully upgraded home on an ample corner lot in a desirable neighborhood that has a great history of appreciation. When we arrived at the home, they immediately fell in love. It was everything they had been looking for and more. The home included a large backyard, three full baths, no HOA, and a salt-water pool!
This house met everything on their checklist!
Not only that, this house gleamed homeownership pride. In fact, the previous owners invested a lot for the best improvements for home evaluation - from the interior to the exterior. Some of the upgrades included professionally landscaping the entire property, putting in a gorgeous saltwater pool with surrounding deck, extending the existing patio, installing an Alumawood Patio Cover with three remote control fans and lights, custom spotlights, and accent lighting, large wet bar with granite counter top, finished garage with cabinets and workbench, a new garage door, granite counters in kitchen, stainless steel appliances, French doors added off the living room out to patio, and so much more!
They loved the custom pool and the beautiful covered outdoor patio, including a BBO, pool table, dining table, and lounge area. An incredible space to entertain friends and family, or relax on a sunny afternoon. The spacious backyard is perfect for their 6 dogs, and for Angelo to play outside.
It was a great day when I called to tell them their offer was accepted, and this house was to become their very own family home!
Even more excitement followed. We also sold both Karen and Rachel's previous homes, using our unique strategies for marketing your home, and our tips for the fastest ways to sell a home in Phoenix. They also used these free simple house staging tips. As a result, their homes sold within 30 days and closed within days of the purchase of their new home! They were delighted to use our process for selling a house.
Since meeting Karen and Rachel we've closed a total of 8 successful transactions among them, and their friends and family referrals. 😃
