16. Seller Never Reviewed or Approve Agent Showing Procedures
Make sure you're on the same page with your agent when it comes to showing procedures. Sit down with your agent and discuss when you're comfortable having the property shown. Having restrictions like needing a 24-48 advance notice can be an inconvenience for out-of-state buyers as they may only have a day or even a few hours to schedule a showing. If you want as many potential buyers as possible to see your home make sure it's always presentable and accessible.
Tip: If you have a dog, make sure to have it kenneled when buyers are coming to look at the property. If you are able to take a dog-walk, that's even better. This will avoid any excessive barking or disturbances during the showing.

17. Seller Never Reviewed the Marketing Information Uploaded to the MLS System
When the Realtor you choose lists your home on the MLS they will write a paragraph or two describing the home. A skilled agent will know the proper way to market your home but always make sure to read and approve the language they use.
Buyers typically search for homes based on neighborhood statistics and lifestyle. It's important the agent includes these qualities and highlights what makes your home special. Be sure to give input about why you love your home and what made you purchase it so they can use that as a selling point to future buyers. 19. Seller Never Required Their Realtor to Review the Showing Feedback
There are many online services that a Realtor can use to keep track of which buyers agents are going into your home, which brokerage their with, and what day and time they show the home. After a buyers agent shows their clients your home these websites generally make 3 attempts to get feedback from the agent that's then forwarded to your Realtor. The agent can let your Realtor know what their clients thought of the home, including their likes and dislikes. This feedback can be very important for revising the marketing plan and assessing the listing price.
20. Seller Never Reviewed or Approved a Price Reduction System
The National Association of Realtors states that if the home is priced right, you should get 12-25 showings in the first two weeks, and for every 10 showings you should get one offer. If that's not happening by the end of the second week you and your Realtor need to adjust the price and adjust it quickly. You want your house priced properly within the market so it's competitive among motivated buyers.
If you have a pre-listing appraisal and your agent prices the home using a pricing strategy you shouldn't run into this issue, but still, it can happen. Therefore, your agent should have a price reduction system in place in case they need it. Make sure you're getting feedback from your agent. If there are not many showings or offers it's usually a direct reflection of the price and they should discuss this with you and make the necessary adjustments. The last thing you want to do is wait 30-60 days for a price reduction. You want to be in the market not on the market.
